Buy a finished home or build from scratch?

    BUYING A NEW BUILDING

    If a person nevertheless decided to buy a ready-made house, then housing, where nobody had lived before, is chosen by almost 75% of people. Someone believes in supernatural and takes into account the energy content of a new home, therefore eliminates the option of purchasing secondary housing. Pragmatists pay attention to the planning and quality of construction.

    It should be noted that the price for a finished house is lower than for individual construction. True, this option also has its disadvantages:

    1. High cost compared to secondary housing. This is explained by the fact that the owners can immediately call the finished house at no extra cost. Housing is completely ready for use, therefore the price for it is higher.

 

    2. It is not known what materials were used in the construction of housing. It is almost impossible to guarantee the quality and safety of such housing. Unfair developers often use cheap materials that can negatively affect the health of future residents of this building (for example, SIP panels for frame-panel construction in China are impregnated with phenol-formaldehyde resins).

 

    3. Inability to control and influence the construction process. When it comes to building a wooden house, it is important to adhere to all the technologies in the construction of the building (correctly choose the time of construction, prepare the materials and site in advance). When buying a finished house, nobody can guarantee the quality of these works. Here it is important to consider that a wooden house will be reliable and comfortable only in this case:

  • the house design will be thoughtful and comfortable;
  • the site will be well prepared (released from rubbish, leveled);
  • developers will choose the optimal variant of the foundation for a wooden house;
  • the process of building a log house will fit all technologies;
  • the materials for the roof will be high-quality and properly selected;
  • external painting of the house will protect it from the negative influence of external factors (sun, rain, wind);
  • taking into account the synchronization of all stages of construction (insulation of the building);
  • professional laying of communications.

    The future owner can not control all these options in person, as well as choosing an option with secondary housing. Therefore, one has to rely on the honesty and integrity of the developer.

    In addition, owners can not substantially change the planning of the finished project. Therefore, it often happens that certain rooms are empty or vice versa, there is not enough space for the implementation of conceived ideas.

 

    HOUSING FROM SECONDARY MARKET

    First, not everyone can live in such a house. For someone, secondary housing is a taboo and brings considerable discomfort. This kind of housing has almost no advantages, except for low prices (especially if the house is sold out urgently), documents executed and the opportunity to see a ready project.

    Among the disadvantages it is worth noting:

 

    1. Problems with communication. Such problems can occur in a few months or even years. Lack of water, pump malfunction, low efficiency of the heating system (which, by the way, can be checked only in winter), problems with electrical supply (old wiring) - these are the problems that can wait for new owners of such a home.

 

    2. The old house will need repairs sooner or later. Wooden houses require constant care. In order to protect the dwelling from excessive moisture, fungus and other problems, regularly carry out preventive work. If such work is not carried out or put into a long box - problems can not be avoided. And restoring a wooden house and bringing it to fruition will cost a lot of money.

 

    3. Here someone lived. This is a key factor that forces 75% of people to refuse to buy such housing. You never know why people are selling a home, how they lived there before. Those who believe in the ability of things to absorb human energy necessarily take this fact into account. In addition, such a house will still require general cleaning and minimal repair work.

 

    HOUSE OF NULL

    Here too there are their risks, but this option is chosen, as a rule, because of the ability to build a dream house, taking into account the personal needs of customers. The main advantages of construction from scratch include:

  • the opportunity to make an individual project;
  • see a step-by-step estimate that allows customers to control their financial costs;
  • selection and preparation of any land (in finished houses there is no such advantage);
  • control over the quality of construction (the house is gradually reduced, informing the customer about the state of construction works);
  • the ability to independently select materials for construction, taking into account their quality and customer's trust in certain construction brands and companies;
  • the opportunity to agree on the terms of construction.

    Among the disadvantages is excessive interference of incompetent customers in construction. This often leads to misunderstandings between future owners and the developer. It is clear that investing in real estate, I want to make sure its safety and longevity. But nobody will argue with the client, which often in the future leads to additional financial costs and delays in construction.

    So remember, choosing a housing option for yourself and your family, you contribute to your future. And how it will depend on you, because buying a home is an important step in organizing the future of happy life.
